Area 1

This area occupies land containing approximately 376 acres in the City of Hudson and 302 acres in the Town of Greenport. This Area represents the waterfront, the Hudson commercial district, major industrial sites in the City of Hudson and vacant and underutilized commercial and industrial sites.

A large number of sites are also available for commercial and industrial development – from vacant lots to industrial buildings to several industrial properties in active use. This Area includes Additional areas in this Zone comprise “Nearby Lands” in the Towns of Greenport, Ghent, Claverack and Livingston.


From river front and city streets to rolling hills and small towns, the personality of the Columbia Empire Zone is as varied as the County itself. Check out existing industrial buildings and loads of vacant land – all amid one of the northeast’s fastest growing and most attractive locations.
Area 2
This area includes a parcel of land occupied by Peterson Geller Inc., a manufacturer of premium wood furniture, and two adjacent parcels that are suitable for expansion.
Area 3
This area includes a significant portion of the Columbia County Commerce Park, excluding wetlands. Owned by the County, the Commerce Park is currently home to several light industrial businesses, a fire station, and the local office of the USDA Soil and Water Conservation Service. Many ideal sites in the Park are still available for commercial and industrial businesses.
Area 4
This area is occupied by the former Entenmann’s/Hudson Processing plant, located in two 44,000 square-foot buildings along Route 9 in the Town of Livingston. Since early 2002, four new businesses have become part of the Columbia Empire Zone.
